Regarding appraisals, most non-mortgage people don’t realize that most of the appraisal work is done on the computer, using MLS comparative sales information. The appraiser does a physical inspection and takes pictures, but the most critical aspect for home value are the comps of similar homes sold recently in the same area.

new news…borrowers should not keep calling and calling the lenders or underwriters for loan status on their refinance. This happened this week and their loan was canceled. Maybe the underwriter though this person has so much time on their hands they are not working.
