Condos can be a viable alternative for people who do not want the hassle of maintaining a home (on the outside anyway!). Condo buyers have to understand that they can't just go out and buy any kind of new windows either without checking with The Association!!!

I have a question. I bought a condo last year and currently there are no restrictions on the weight of dogs in the building. I have a saint bernard. Now they are talking about enacting a weight limit. Can they make me get rid of my pet?

Yes - ALWAYS check the condo association rules & regs before you purchase!! And believe me, your neighbors that are dolling out the $$$ for those monthly dues, just like you, WILL care if you break those rules! But, hey, this is one of the reasons so many people do like living in condos - they know the integrity of the complex will be maintained because of the rules.

So many people (me included) just wouldn't think of this. I have always thought of other drawbacks such as noise above and below, but this is a new one to me.

It is true, Condos can be a very restricting property to own. Many people don't realize it till they get in one, and when they want to sell condo's typically take longer. The positive side is that you do have ownership and equity.

Condo documents need to be read very closely to make sure what can and can't be done before purchasing. Most buyers don't even bother to read them at all before purchasing and this can be a huge mistake.

I just made the mistake of buying a condo without finding out the rules and regulations first. My realtor had told me that they allowed pets. I have 2 small dogs and he assured me that would be ok. We had already signed docs and then he told me they only allow 1 dog. I just moved in and the woman in charge of the association is very strict. I am not sure what to do but I am not willing to give up my dogs.

I am one of those people who could never live in any kind of condo - even many HOA'S are too restricting for me! Many people have had a hard time selling because they will have made an improvement but now the HOA finds out about it and makes them tear it down before the house can be sold!

It is very important to research Home Owner's Association prior to investing in a condominum, townhome or loft. Pay close attention to how management allocates funds for repairs, amount of reserves on hand, and type of insurance policy. One of the condos I listed in Plano, Texas has some HOA issues recently. The president and vice president got into a fight at the HOA meeting over distribution of repair funds (going to roof repair or foundation issues) Long story short, the police were called out and one party went to jail and was fired from management.
